What Is Asphalt Sealcoating?
Sealcoating is a protective surface treatment applied over existing asphalt.
Its purpose is to help protect the pavement surface from weathering, oxidation and normal exposure while also improving the appearance of older asphalt.
What Sealcoating Can Help With
Sealcoating can be useful on asphalt that is still in generally good structural condition but has begun to show surface aging.
It can help slow surface oxidation, reduce weather exposure and restore a darker, more uniform appearance.
What Sealcoating Cannot Fix
Sealcoating does not rebuild failed asphalt.
It will not correct a soft base, deep potholes, major settlement, large structural cracks or extensive pavement breakup.
Those problems should be repaired before a sealcoat is considered.
Cracks Should Be Addressed First
Open cracks should normally be evaluated before applying a sealcoat.
Where appropriate, crack filling can help reduce water entry into the pavement structure.
Sealcoating should be viewed as part of a maintenance system, not as a substitute for crack repair.
Potholes & Failed Areas
Potholes or failed sections should also be repaired first.
If the underlying base has failed, the damaged material may need to be removed and rebuilt before a surface treatment will provide meaningful benefit.
