How to Tell If Your Parking Lot Needs Sealcoating This Season

What Sealcoating Actually Does

From the day asphalt is laid, UV rays and oxygen begin breaking down the bitumen binders that hold it together. This oxidation process is invisible at first — but over two to three years, it becomes very visible. Sealcoating applies a protective barrier that blocks UV penetration, repels water, resists oil and chemical spills, and dramatically slows the oxidation process.

Think of it as sunscreen for your pavement. You would not go an entire summer without sun protection — your parking lot should not go years without sealcoat.

Five Signs Your Lot Is Overdue

  • Fading from black to grey: Fresh asphalt is deep black. As oxidation progresses it turns grey. A grey lot has lost most of its protective oils and is becoming brittle.
  • Hairline surface cracking: Fine, shallow cracks across the surface (not deep structural cracks) indicate the asphalt is drying out and becoming brittle from UV exposure.
  • Rough, sandy texture: Run your hand across the surface. If you pick up loose aggregate or it feels sandy, the binder is eroding away and the surface is disaggregating.
  • Water soaks in rather than beads: A properly sealed surface causes water to bead and run off. If water soaks straight in, the seal is gone and water is entering the pavement.
  • It has been more than 3 years: Even if it looks reasonable, the chemical protection has degraded. Sealcoating every 2–3 years is standard for commercial lots, every 3 years for residential driveways.

What Sealcoating Will Not Fix

This is important: sealcoating is a protective surface treatment, not a structural repair. It will not fill cracks, fix potholes, or repair base failures. If your lot has active cracking or potholes, those must be repaired first — then sealed. Sealcoating over damage traps moisture underneath, accelerating the problem.

The correct sequence is always: clean → repair cracks → patch potholes → sealcoat → paint lines. Crax Asphalt handles all of these as a single program if needed.

Commercial vs. Residential Sealcoating

Commercial lots and high-traffic surfaces need commercial-grade emulsion sealants — not the brush-on products sold at hardware stores. Professional-grade sealants are more durable, bond better, and are applied with spray equipment that ensures even coverage at the correct thickness. Hardware store sealers wash off quickly and provide minimal protection.

For residential driveways, a quality professional sealcoat dramatically extends driveway life and keeps the surface looking new. For commercial properties, it also reduces liability from surface hazards and keeps your lot looking professional for customers.

Timing tip: Sealcoating requires temperatures above 10°C and a dry forecast for at least 24 hours. In Calgary, that means the window runs from late May through September. Book early — our schedule fills fast in peak season.

How Long Does It Take?
